Their duty is to their employer and they only have their bank’s product to offer you. Mortgage brokers are paid by the lender that fund the mortgage loan so they are free to give you unbiased advice.

New to Canada

Owner Occupied

This is the category most transactions fall under. Here you have access to mortgage default insurance which will allow you to purchase a home under one million dollars with a down payment between 5% and 7.5% of the purchase price.

Rental

Rental or investment properties requires a minimum of 20% down payment. Increasingly this is a strategy for wealth accumulation in the Lower Mainland. Often refinancing the owner occupied home which has appreciated in value over time is a way to help with the down payment.

Commercial

Commercial properties are the next level of real estate investments and the next level of profits. But the level of complexity also goes up a level. Down payment usually start at 25% and there is a fee associated with getting the mortgage.
